All home buyers now-a-days start their home search online and the first thing they'll see are the photos. So make sure you have a connection to a good real estate photographer. Repeat, real estate photographer, not your enthusiast photog friend.
You only have seconds to grab a buyer's attention and if you willingly attach poor quality photos to your listing it can send the wrong message to buyers. Unless you have already built or bought a new residence, you’ll need to be the “buyer” for a new property while simultaneously being the “seller” for your current one. If possible, schedule both transactions to close at the same time, or else close your purchase shortly before closing your sale. You need to be moved out before the new owners take possession.
