One of the most common things agents hear is: "The last agent said they'll do it for less." This is a sign of an irresponsible professional so be wearing. When you have overhead to support such as employees, rent, marketing, etc the agent can't for free. Keep in mind your agent can/should provide a detailed cost breakdown to help you visualize this.
The SELLER pays the commission for both their agent and the selling agent (buyer's agent) at closing. Total sales commission is negotiable but typically between 5-6% of the selling price. No fees will trade hands until the sale is finalized at closing so it will come out of the sale and not out of pocket up front.
If you are the buyer, you don't pay commission, but you will pay closing costs. The same rules apply when working with The Mission Team. 100% of company profit on the earned commission will go to the organization of your choice.
Remember that the listing agent will pay the buyer's agent a portion of the total commission (typically half). So if you try to negotiate too low of a fee it can impact the marketing budget and the amount paid to the co-op broker, which can lead to that broker not wanting to show the home since they feel they won't receive a fair share for their work.
Our motto is: "Live to make a difference" and that goes beyond the feel good part and extends into the service that we provide. You can expect a 360 level of the highest possible service and in the end, turning your home into a "Mission Home" will go down as much more than a good investment.
Aside from the service, this is what really sets The Mission Team apart. We all stand for something and when you make your home A Mission Home, 100% of company profit is donated to a cause/charity/organization of your choosing. Choose from one of our network partners or nominate your own.
Some closing costs get paid during the closing process, such as inspection/appraisal fees and are non refundable but the sales commission is only paid once the sale is finalized, not up front.
Make sure to ask about terms up front. With The Mission Team there won't be any hidden clauses or fees but it is important to know things like how long the contract will be in place and what the procedure is for cancellation is.
You get what you pay for. If your agent accepts a deal with a discounted commission, this is a sign of a desperate agent.
